Hillyard's housing stock is among the oldest in North Spokane. A large proportion of homes along North Market Street, Francis Avenue, and the side streets branching off Division Street were built between 1900 and 1940 — Craftsman bungalows, modest American foursquares, and small working-class cottages constructed for the railroad families who populated the neighbourhood during its peak. Many of these homes retain original wood fascia milled from old-growth timber, and some still carry hand-formed steel or early galvanised gutter segments installed when the houses were built. When gutters overflow onto this century-old fascia, moisture penetrates already-aged wood and initiates rot that is far cheaper to prevent than to repair. For a Hillyard homeowner, gutter cleaning is not a seasonal chore — it is the lowest-cost preservation measure available for original millwork that cannot be replaced at character-equivalent quality.
